The low density of the Cay and the commitment to enhancing and preserving the natural assets of the island will ensure lasting beauty and value for all property owners. With strict controls in place and site-specific building envelopes established for each lot, the private open space remaining, when combined with the natural preserve land set aside, will total in excess of 50% of overall open space preserved after project completion. That said, the development of the Community fully embraces and reflects the same ethics that have shaped the historical legacy of Deep Water Cay and its unparalleled fishing: an appreciation and stewardship for the natural resources of the area, the commitment to preserve the ecosystem through science, the love of sportsmanship, the importance of maintaining family traditions, and the spirit of friendship and camaraderie among Owners and lodge guests, balanced with a respect for individual privacy and the opportunity for the peaceful enjoyment of one’s property.
At completion, the Island will contain a very restricted number residences and amenities carefully placed on the Cay. There is a strong commitment to preserve and enhance the natural beauty of the island landscape as the Community grows. Site and landscaping plans as well as design and construction for private residences will uphold this pledge by siting architecture appropriately taking advantage of passive natural systems (wind and solar), designing, constructing and operating an energy efficient home where appropriate. In addition, managing the owner’s physical program / house size and siting of each home will also uphold the commitment of preserving and protecting existing site features and vegetation by minimizing environmental invasion and by planting indigenous vegetation in the landscape.
Private Ownership opportunities include existing fully-completed and furnished residences, pre-designed cottage packages and private custom lots- all having ocean front locations and easy access to Club facilities and amenities.
